Let go of your pride. It does not matter what your daughter, son or best friend tell you what to sell your home for. It does not matter what you think your home is worth. You do not tell your doctor how to operate on you. Please choose a professional Realtor with a proven track record and heed his or her recommendations.
Buy down mortgage rates. Ask your real estate professional what it will cost to buy down an interest rate for a buyer. For instance, if the current mortgage rates in your area are at 5.75%, find out what it will cost to buy down the rate to 5%. This may cost you $2-3,000 but the investment is worth it. If your Realtor can advertise your home at a mortgage rate which is well below the average market rate your home will get noticed. Forget about Realtor bonuses and other buyer incentives. Buyers buy payments. Be aggressive and buy down the rate on your home down to a rate that will turn heads.
The net is where its at. Buyers are turning more and more to the internet. Make sure that your Realtor is aggressive when it comes to the net. Type in the name of any Realtor you interview in the Google , Yahoo or MSN search bar. For instance type in George Tallabas and see what results you get. If the entire first page and most of the second page are about your Realtor then you know you have a web savvy Realtor. Shy away from those Realtors that only have a few links to them.
My home is really on the net. demand that you have your own personal website for your home. Yes, if your address is 5123 Almond Street then your URL will be www.5123AlmondStreet.com A web savvy Realtor will quickly pay to develop your own site and get it successfully submitted to the search engines. Have your Realtor place a rider on the top of the yard sign with the URL of your home on it.
Market your home to locals by handing out business cards. Yes, have your Realtor place a full color photo of your home on the back of your card complete with the URL of your home over the photo in a clear and easy to read font. Hand these cards out to everyone you know. Hand them out to your friends, family, gas station attendant and more. Include a card in every local payment you make including your gas company, electric company, etc.
